A loft conversion adds a bedroom, an office or an en-suite without giving up an inch of garden, and on most Bedfordshire semis and terraces it's the best value space you can buy. The question is which type: a Velux conversion where headroom already exists, a rear dormer to create it, or hip-to-gable on an end terrace or detached where the sloping side can be squared off.

We measure the ridge height first, because that decides everything. Below about 2.2 metres from ceiling joist to ridge and you're looking at a dormer to get usable head height. We'll tell you at the first visit which route your roof allows rather than quoting for something that won't work.

Everything goes in to full building regs: floor joists sized for habitable loading, insulation to current standards, fire doors and protected escape route, mains-wired smoke alarms, and a staircase that meets the rules on rise and going. Done properly it's a legal bedroom that adds to the valuation. Done cheaply it's a loft with a ladder, and a surveyor will say so when you sell.

About loft conversions

How much headroom do I need?

As a rough guide, at least 2.2 metres from the top of the ceiling joists to the underside of the ridge. Less than that and a dormer is usually needed to create the height. We measure it on the first visit — it takes five minutes.

Do I need planning permission for a loft conversion?

Most fall under permitted development, including many rear dormers. Front-facing dormers and conservation areas are the usual exceptions. Either way it needs building regulations approval, which we handle.

How long will my house be disrupted?

Less than people expect. Most of the work happens above you and the staircase opening is left until late in the job. Typical dormer conversions run six to eight weeks.
