A garage conversion is the quickest square footage you can add to a house, because the walls and roof already exist. Most take three to four weeks and don't need planning permission — the structure isn't changing shape, it's changing use.

The work that matters is the work you can't see. Garage floors sit lower than house floors and rarely have a damp-proof membrane, so we build up a new insulated floor to meet the house level. Single-skin walls get insulated and lined, the door opening is bricked up and tied in so it matches the elevation rather than looking like an obvious infill, and a new window goes in where the door was.

Then it becomes whatever you need — a home office with proper sockets and data, a fifth bedroom, a utility room with plumbing for the washing machine, or a gym. We handle the building control notification and you get the certificate on completion, which matters when you come to sell.

What this covers

  • Insulated floors with damp-proof membrane
  • Wall insulation, lining and plastering
  • Blocking up the door opening to match the brickwork
  • New windows, doors and lintels
  • Full electrics, heating and plumbing
  • Building regs notification and certificate

About garage conversions

Do I need planning permission to convert a garage?

Usually not, as long as the work is internal and the building isn't getting bigger. It does need building regulations approval, which we take care of. Some newer estates have covenants requiring a parking space — worth checking your deeds.

Will it be warm enough to use in winter?

Yes, if it's done properly. Floor, walls and ceiling all get insulated to current standards and we extend the heating into it. A converted garage should feel exactly like the rest of the house.

How long does it take?

Three to four weeks for most single garages, a little longer if you're adding a bathroom or kitchenette.
