Garden Rooms & Sheds in Bedfordshire

Not a flat-pack shed from a car park. A proper insulated building on a proper base, wired and ready to work in.

Garden rooms became the answer to working from home, and most of them are built far too lightly to be worth the money. The difference between a garden office you use all year and one you abandon in November comes down to three things: the base, the insulation and the electrics.

We pour a concrete or build a bearer-and-slab base that stays level and keeps damp out of the timbers. The structure is insulated in floor, walls and roof, with a breathable membrane and a proper roof covering — EPDM or felt with real falls, not a sheet stapled on. Then a spur runs out from the house consumer unit in armoured cable, buried at the right depth, giving you sockets, lights and heating that work like any other room.

Sizes and layouts are yours. Most garden buildings under 2.5 metres high and away from boundaries fall under permitted development, so there's usually no planning to worry about. We also build workshops, storage sheds and log stores to the same standard.

About sheds and garden rooms

Do I need planning permission for a garden room?

Usually not. Most garden buildings are permitted development if they're under 2.5 metres high within two metres of a boundary, take up less than half the garden, and aren't used as separate living accommodation. We'll check your specifics before quoting.

Can I run power out to it?

Yes — we run armoured cable from the consumer unit at the correct burial depth, with its own protected circuit. That gives you sockets, lighting and an electric heater, all certified.

How long do they take to build?

Most garden rooms are two to three weeks from base to finished, once materials are on site.
