An extension goes wrong when it's five different trades who have never worked together and a main contractor chasing them. Everything we do is in-house: groundworks, brickwork, steels, carpentry, roofing, plumbing, electrics and plastering. That means one schedule, one person accountable, and no week-long gaps waiting for someone to turn up.

We start with foundations dug and poured to what the ground actually needs, not what's convenient — clay soil and nearby trees around Bedfordshire often mean deeper footings than people expect, and we'd rather tell you that at quote stage than halfway through. Structural openings are calculated properly, with steels sized by an engineer and building control signing off at each stage.

Plenty of extensions fall under permitted development and need no planning permission at all. We'll tell you which side of that line yours sits on before you spend anything, and if a full application is needed we can point you at the drawings and handle the building regs side ourselves.

About extensions

How long does a single-storey extension take?

Typically eight to twelve weeks from breaking ground to finished, depending on size and how much internal work goes with it. We give you a written schedule at the start and update you as it moves.

Do I need planning permission?

Many single-storey rear extensions fall under permitted development, which means no application. It depends on size, height, how close you are to boundaries and whether you're in a conservation area. We'll tell you honestly at the free site visit.

Will the price change once you start?

Not unless the job does. The written quote holds. If we open up the ground and find something genuinely unexpected we stop, show you, and agree the cost before carrying on — you never get a surprise on the final invoice.
